We’re glad you asked! Unlike many other companies that offer to help you sell your home, at Nottingham’s Rapid Property Buyer we DON'T have a 'one-size-fits-all' approach. Where typical property investors will only discount the price, we take the time to understand your situation and work with you to find a solution. No hassle, no fees, just peace of mind.
There are absolutely no fees to pay and we will even pay your solicitor’s fee (up to £500). You will receive the amount we offer you minus the balance of any outstanding mortgages or secured loans.
The whole process is very quick – often just a matter of days. We work to your timescales and circumstances. In most cases contracts can be exchanged within 14 days but if you want to complete the sale more quickly or you want to delay it for any reason then we can organise the process to suit your requirements. So if you don’t want to move for several months but want to have the security of knowing that you have sold your house then we can help.
They probably won't be too happy as they’ll lose their commission on the sale. This commission is usually 2 or 2.5% + VAT, which can be as high as £4,400 on a £150,000 property. By selling the property to us direct you could keep this money yourself.[Top]
After any necessary refurbishments, we will either rent the house or sell it on. This decision is based on demand in the market and is made on a case by case basis.[Top]
None! We take care of the entire process for you without you ever having to lift a finger. You don’t even have to decorate as we buy houses in ANY condition.[Top]
No. We are completely transparent and there are no hidden fees. You will be completely involved in each step of the process.[Top]
Money is released by your solicitor as soon as the transaction is complete.[Top]
We are interested in all types of residential property, whether they are freehold, leasehold, ex-local authority, in need of refurbishment or complete renovation.[Top]
No. It does not matter if the property needs refurbishing or completely renovating. We will even make offers on properties with severe structural problems or fire-damage.[Top]
No. As a consequence of numerous people losing their homes to the unscrupulous practise of some property buyers, the Sale and Rent Back market became regulated by the Financial Services Authority in 2009. More recently in 2012 the FSA put a hold on Sale and Rent Back in the United Kingdom (read FSA Review February 2012). Sale and Rent Back is therefore not a service that can currently be legally provided.[Top]
If you do not already have a good solicitor then we can recommend one to work for you. Otherwise you are free to use the solicitor of your choice.[Top]
Please call us now. The earlier you contact us the sooner we can help.[Top]
If you have fallen into mortgage arrears it is important to first contact your mortgage lender in order to see how they can help and to avoid repossession proceedings. If you have exhausted all possibilities of resolving your predicament or simply want to sell, we can offer you a quick property sale by buying direct from you to help clear your debt.[Top]
Yes. Our offer is free and without obligation. If your current plans for selling fall through or your circumstances change you can always fall back on our offer.[Top]
No. You are under no obligation to accept our offer. Our offer is normally valid for 28 days, but we are always happy to make a new offer if you decide to sell to us after this period.[Top]
We make a profit by helping those that need to sell quickly. We either add the properties we buy to our residential property portfolio or sell them on after refurbishing them.[Top]
Your estate agent will not be happy to lose out on his commission however you are free to withdraw your property from the market and sell to whoever you wish (including us) provided your estate agent did not introduce that person to you. Be sure to check the terms and conditions of the contract you have entered into with your estate agent to ensure that you do not incur any charges unnecessarily.[Top]
Yes – as long as your contract with the agent (if you have one) allows it. We want what is best for you and you are welcome to keep your property listed with another agent while we work for you. (We have never met an agent who has been able to sell faster than us anyway!) Remember: It is your property and you have the right to sell it whichever way you prefer.[Top]
